Just before Christmas, we returned to install an Isoquick foundation for Phase 2 of building work at Cnoc Soilleir, a passivhaus music school in South Usit, Scotland.

designed music school in South Usit, Scotland that became Passivhaus certified.

Before Christmas last year we returned to the site to install a foundation for phase 2 of the project, a specially designed performance space with room for 200+ people to be seated.

Due to the location of the building and its intended use, this was not a straightforward job by any means.

           The two key challenges:

           1) In order to create an open plan space with the right acoustics, the ducting and services needed to be laid in Isoquick lined trenches in the floor slab. The design to achieve this required 20 different steps in the slab at 4 different levels.

           2) Building in the outer Herbides in Nov/Dec is a challenge in itself. With 60+mph winds everything needed to be held down. On a flat slab it's much less of a problem, but all the steps create lots of opportunities for the wind to get hold of material, hence all the pallets you see in the photos. It may look like a mess but once the rebar and dpm are in it will look very different.

This time, we also met Caroline, the client’s project manager who was kind enough to give us a tour of the finished music school. We don't often get a chance to see the finished job and Caroline was rightly very proud of the building, as are we for our small part in bringing it to life.

What are the advantages of Isoquick’s EPS system over an XPS system?

           Better thermal performance per mm

Both EPS and XPS systems are designed to minimise water uptake, so there is no difference there, but Isoquick’s high performance EPS system has a better thermal performance per mm.

Isoquick’s performance is about 15% better, (0.033W/mk v 0.037W/mk*). *These figures have been taken from 3rd party accredited documents.

Typically, this means 250mm of Isoquick performs like 300mm of an XPS system.

The thermal performance of the Isoquick boards will not degrade with time and is consistent whatever thickness of board you need.

           Isoquick locks together, guaranteeing performance

Isoquick’s EPS system has been specially designed to lock together, meaning the modules can’t pull apart when the concrete is poured.

This means the edge profile can’t have any gaps in it which would affect performance.

We also use two layers of boars which interlock and overlap. This makes gaps between the base boards impossible, guaranteeing performance.

           Ready-made edge profiles

All Isoquick edge profiles come ready-made for your site. This makes them robust and quick to install.

We estimate each of your slabs would take half a day to install, allowing you to get on with the rest of your project.

           No additional support needed

Isoquick edge profiles do not require additional support during the concrete pour. They are tested to carry more than 4x the load that would be created by the wet concrete.

This means you don’t have to worry about the time and cost of adding extra support after the pour.

Our customers John and Annie have just finished the groundworks stage of their new family home in Yorkshire, installing an ISOQUICK foundation to the highest specificati

on we offer with a 300mm thickness and U Value of 0.09.

When finished, the house will be a two-storey, four-bedroom house and will be home to them and their three children aged 5 to 9.

At the beginning their project, John and Annie had two priorities: that it must be an eco-house, and it must be comfortable.

They first came across the Passivhaus standard when looking into eco building methods and quickly found that they wouldn’t be able to achieve the standard by just renovating their existing house. With professional advice being to demolish and start from scratch that’s exactly what they decided to do.

They then found an architect to help them realise their dream, and chose one who is such a Passivhaus advocate it’s the only type of house he now builds.

“We chose ISOQUICK as it was recommended by our architect who we trusted. He has used it many times before and found it the best system. It is really important to us that we achieve Passivhaus certification.”

For John and Annie, building to Passivhaus Standards is a no-brainer:

“Why wouldn't you build a passive house?! We are in a climate crisis and we can't believe there aren't more in the UK and that all new houses don't have to be to this standard.”

To fit their budget, they did have to compromise on the house’s size but aren’t worried about it:

“We were happy to have a slightly smaller house (because it is more expensive) but for it to be really energy efficient with no cold/drafty spots - so the whole house is useable space. No corners where you don't want to sit therefore no wasted space.”

When asked about whether they had any trouble with planning approval or getting their builder on board with a non-traditional foundation, they said:

“Planning is always hard but I think they were very welcoming towards certified passive house and gave as much leeway as they could.

And from the start, our builder has been willing to work differently and was happy to follow much more detailed drawings and work to higher standards than are common in the industry. They are just as interested in the process as we are and hopefully will be able to do more similar work in future. The use of several specialist subcontractors, like Build Homes Better/ISOQUICK, also helped persuade him he wasn't exposed to too much risk himself.“

Speaking about the ISOQUICK install, John and Annie said

“it went really smoothly and easily - it was fantastic to watch. You were very organised and experienced.”

Thank you to John and Annie for speaking to us about their experience so far and we expect to follow up with them again in 2024 after their house is finished to find out how it is to live in their ISOQUICK Passivhaus.

In Douglas, on the Isle of Man, our customer John Sheppard recently completed a pilot project in his effort to develop a ‘whole house package’ for easy passivhaus building. Believed to be the first of its kind in the British Isles, this semi-detached housing project took just four days to construct.

John has been working with the Swedish architect Hans Eek who co-founded the Passive House movement since 2003 to identify a series of components readily available in the British market that would allow them to construct a house for the social and affordable sector of the construction market in as little as eight weeks.

According to John, finding the right foundation system was their biggest challenge but after discovering that ISOQUICK was available in the UK from Build Homes Better, it became their chosen foundation system.

As for the other components, in keeping with their aim to make the project as sustainable as possible, they used the Decra metal roofing system, cladding the exterior of the frame with Savolit Plus wood wool slab and then rendered with K Lime to give it a fully breathing structure. They also had to design their own continuous cavity weep vent using 0.5mm 316 stainless to enable the fully breathable cladding to work to its full potential.

Permeable paving and a tree root protection system from the ABG were used to contain all rainwater within the site and protect the tree roots from the adjacent mature trees which being deciduous were also used to improve summer shading and cooling.

Reflecting on the ISOQUICK install, John said:

“Luckily we managed to install the ISOQUICK foundation system in the late summer of 2019. Myself and my resident engineer installed the slab together with the concrete reinforcement within a single week.

After that, our val-u-therm hybrid timber frame was delayed as the Scotframe erection team were running late. But thankfully, both units were erected within a four-day break in the weather towards the end of 2019.

Completion of the project was anticipated to be achieved by early Summer 2020 however the Covid pandemic and lockdown meant the units weren't fully completed until the end of 2021 with myself carrying out much of the internal and external fit out due to the restrictions imposed. Individual specialist trades also came in to complete their works in accordance with lockdown regulations.”

John is pleased to have completed the project within existing social and affordable housing budgets, proving that the concept could provide the British housing market with a sustainable affordable construction format.

“The fact that weather tight status could be achieved within a matter of days rather than the weeks or months of more traditional build formats allowed internal fit out to commence immediately with external completion achieved as weather conditions allowed, significantly speeding up the build process.

We have now been living in the left-hand unit since February 2022, maintaining an internal temperature of circa 24 degrees centigrade throughout with no additional heating required apart from solar gain and the otherwise waste heat from us and our appliances.

In December 2022, the outside temperature fell to -5 degrees centigrade and to maintain the internal temperature we used 1kw of off-peak heating from midnight to 6am in the morning to prevent the internal temperature falling below 20 degrees centigrade.

Aside from that, we haven’t had the heating on since February 2022.”

John told us that since completing the project, interest from local developers and private clients has increased but many are still nervous about using a build format with which they are not familiar. He hopes that this will change in the coming years as the need for energy efficient homes becomes even more critical.

Last week our General Manager Jonathon Barnett was in Barking, East London to oversee the install of an ISOQUICK® base for our 2nd project with Collida Living (part of Wilmot Dixon).

This ISOQUICK® base forms the foundation of a Passivhaus apartment block which is part of Collida’s Gascoigne development.

           The project includes:

➤ An extended edge profile to insulate the kicker and deflect rain water out of the cavity

➤ Preformed threshold detailing for low threshold doors

➤ Thermal breaks between each habitable wing and the central (non-PH) stairwell

➤ Supplied as a pre-cut kit of parts for minimal on site work and zero waste

This is yet another exciting project being led by Collida in its effort to develop a new generation of sustainable homes that enable local authorities, registered providers and developers to respond to the climate emergency and meet the UK’s net zero commitments. We are proud that ISOQUICK® is a part of it.

Build with Confidence: Changes to Building Regulations Part L

An important update to the Building Regulations

Today (15 June 2022) an important update to the Building Regulations came into force which includes an uplift to Part L.

From today, all new homes must produce 31% less carbon emissions than what was previously acceptable in the Part L regulations.

For buildings that are currently still in the planning process, there is a grace period until 2023. This means that if you have applied for a building notice or initial notice before 15 June 2022, your project will still be considered under the previous regulations, provided building work begins before 15 June 2023.

           Why the change?

The new Regulations are intended to halve the energy use in all new builds by 2030 as part of the Government’s commitment to achieve net zero builds by 2050.

           Who will the changes affect?

The changes could affect anyone undertaking a home improvement project, extension, renovation or self build.

What are the key changes to Part L?

New homes will now be assessed under a new Standard Assessment Procedure (SAP) calculation called SAP10. Formerly calculated using SAP 2012, SAP10 is an update on this methodology, setting greater insulation requirements and a new target primary energy rate, expressed as kWhPE/(m² per year).

Self builders will be encouraged to meet ‘notional’ dwelling targets for energy efficiency. These are measured in U-values (the amount of energy that is lost through any material): if you can meet the reference targets for elements and systems including party walls, floors, doors and roofs then your home will result in a pass with building control.

However, a maximum U-values target is also included to allow for design flexibility. Your home can perform better or worse than the reference values, so long as the Target Emission Rate (TER) is reached. The full U-value targets can be found

In recent years there has there has been increased recognition of misleading green claims or false information within the built environment industry. Greenwashing can come in many forms, from inaccurate sustainability targets to over-optimistic product specifications and it is hindering the development of a truly sustainable built environment.

Last week our General Manager Jonathon Barnett was at the BRE Innovation Park overseeing the installation of the ISOQUICK® foundation for Collida Living’s Passivhaus Plus show home.

The show home is part of a big investment into off-site manufacturing by Willmott Dixon who created Collida Living to develop a new generation of sustainable homes that enable local authorities, registered providers and developers to respond to the climate emergency and meet the UK’s net zero commitments.

Once finished, the show home will be Passivhaus Plus certified and net-zero energy on-site.

This is an exciting project for the future of home building and we are proud that ISOQUICK® was chosen as the foundation.

How ISOQUICK® is Twice as Effective as Other Insulated Raft Foundations

Insulated raft and ring beam foundations, where the insulation is placed under and around the reinforced concrete are common in passive and low energy buildings. They are fast and simple to install and, crucially, they keep the warm inside the building, isolated from the cold ground.

Insulated raft and ring beam foundations offer very good U values irrespective of the size and shape of the building. ISOQUICK® and other insulated raft products perform similarly when comparing U values alone.

However, and here’s the rub: when calculating the U value of a floor, the standard assumes that the floor only extends to the

of the wall and fails to address variations in thickness of insulation under and at the edge of the concrete slab.

So, to get a more meaningful measure - a true indication of heat loss - it is vital to consider construction details including the edge of the concrete slab, by using thermal modelling.

Thermal modelling shows crucial additional heat loss at the edge of the slab. In comparative analysis ISOQUICK® outperforms its competitors significantly, and by 100% in our most recent analysis.

Why is ISOQUICK® the best insulated raft on the market?

It’s to do with the shape of the concrete and the insulation at the

When building a concrete slab with insulation underneath it, the shape of the concrete and insulation at the edge can make a significant impact on the overall amount of heat loss.

ISOQUICK®’s competitors promote designs with a thick beam of concrete around the edge and a thinner concrete slab in the middle. Structurally, this has limitations which we’ll discuss in an upcoming paper, but more importantly here, is it leads to thermal problems.

On paper, the slab designs our competitors promote have good U values. (i.e. low heat loss), which is comparable with ISOQUICK®. And if you only look as far as U values, you may think the products produce the same result.

But reducing the amount of insulation to increase the amount of concrete at the edge can

When looking at an entire floor, this means that ISOQUICK®’s competitors’ slabs can lose 50% more heat than ISOQUICK®, even if the U values are the same. This is shown clearly in the diagrams below.

A U value is a measure of the heat loss through a square meter of thermal element (e.g. a wall). U values account for the heat loss through thermal elements but not the total heat loss through the fabric.

values are a measure of heat loss along a meter of junction between two thermal elements, for example the line between a ground floor and an external wall. This is measured in W/mK. These junctions are known collectively as thermal bridging and can be an overlooked source of heat loss.

Described by the Passivhaus Institute as "The Optimal Thermal Bridge Free Foundation Solution", ISOQUICK® provides both an effective and inexpensive insulating foundation that can be easily adapted for any new-build residential or commercial project – be it a low-energy, passive, net-zero-energy or energy-plus house.

ISOQUICK®’s insulating foundation is based on the concept of raft foundations using a semi-rigid foundation slab.

The modules are prefabricated and assembled on site. Any offcuts due to forming drainage and duct entries is recycled back at the factory. This eliminates waste. By contrast, some of our competitors deliver much more material to site to accommodate shortcuts in design. The consequent additional cutting on site leaves considerable waste for the client to remove. Currently there are no public facilities to recycle this waste and therefore it goes to landfill.

How to prepare the site for ISOQUICK

The ISOQUICK® insulated raft is the ultimate effective and inexpensive insulating foundation and there’s a reason why so many builders and self-builders choose it.

But before it can be laid, it is crucial to properly prepare the site. Here, we give an overview of the steps involved:

      1.

      Mark out the site

First, it is important to mark the site out properly. Good sturdy marking out points will ensure:

You excavate in the right place

You excavate only what you need to

You get pipes and services in the right place

To mark out the site, use profile boards so you can run a string line across the site about 5cm above the level of the concrete slab. The string should indicate the edge of the concrete.

Position the profile boards far enough away from the edge of the foundation to allow for excavation without inference and, remember, the stone and ISOQUICK® edge module will extend beyond the edge of the concrete slab.

Use similar profiles to mark out the position of ducts and services.

      2.

      Dig out the site

The stone base that the ISOQUICK® raft will sit on, should extend out beyond the edge of the raft – how far it extends is relative to the depth of the fill material – so make sure you dig out enough room. If the site practicalities make this impossible, consult your engineer, a retaining footing may be required.

Strip the soil to the same depth across the site and compact the base. The depth will depend on the bearing capacity of the soil and if it is clay you will need to take into account the risk of heave caused by trees.

If you find a soft spot, it must be removed and replaced with fill before continuing. If the site is stepped, your engineer

Lay and compact your sub base material

Once the site is dug out, you need to lay your sub base material. The sub base material you use needs to conform to the engineering specification provided by the engineer and should be laid in layers and each layer will need to be compacted properly.

Our preferred material is Type 3 Limestone (sometimes known as Type 1x) and we recommend using 40mm unbound mixture. Generally open graded with a reduced amount of fines (not zero fines) it improves drainage when compared with Type 1 and can also be made of recycled (crushed) concrete. Other materials can be used but un-classified brick rubble should not.

After each layer of sub base material is laid it needs to be properly compacted. Note that the thickness of each layer and how many passes are required to compact it will depend on the type of roller/compactor used. For example, a 1500kg/m vibrating roller should only compact layers up to 150mm thick and each layer will require 16 passes.

      Install drains and ducts

Having compacted the fill, it is time to install the drains and ducts. Doing so after the stone protects them from being damaged when the stone is compacted.

Installing the drains and ducts requires excavating the trenches for the pipes into the sub-base, using the narrowest machine bucket or drainage spade available. Wherever possible install all pipes vertically through the insulation and keep collars and bends below the top of the blinding. Rigid pipes should also include a rocker joint to allow for settlement as the pipe leaves the compacted stone area.

be laid directly on the sub base which is why you need to lay and level a blinding layer. The blinding layer should also extend at least 150mm beyond the edge of the bottom of the ISOQUICK® raft.

Our preferred material for the blinding layer is 2/6mm limestone. Typically used as the bedding layer in permeable paving systems, it is angular in shape and free draining. It does not contain dust, lays easily, does not move when rained on, and will create a capillary break under the insulation to help keep it dry. Granite or angular gravel can also be used as alternatives. We do not recommend sand or pea shingle.

It is important for the blinding layer to be

      free draining

. A flat and level blinding will ensure the insulation is properly supported and avoid concentrated point loads which can crush the insulation.

The tolerance on the level of the blinding also needs to be tighter than the tolerance on the level of the concrete. You want the concrete to be +/-5 and should aim for +/-3 on the blinding.

Screeding the blinding layer is necessary to ensure it is level and the right equipment makes screeding the grit blinding much easier and faster. Note that most laser levels are only accurate to +/-3mm over 30m and so we recommend using a more accurate optical (dumpy) leveller.

To lay and screed, there are two main methods that are suitable for most sites:

Method 1: Suitable for most sites

Lay a dab of mortar onto the sub base, and place a flat wooden board (approx. 300mm square) on top of the mortar

Using a dumpy level on top of the board, squash the mortar to the finished blinding level (remembering to allow for the thickness of the board)

Place more dabs of mortar to create a grid on pads on 2-3m centres.

Once dry, spread the grit between the pads, and roughly level

Lay your straight edges from dab to dab

      Screed level

Method 2: Suitable for most sites

Spread the grit in lines about 150-300mm wide across the site – the lines should be about 2-3m apart

Lay round screed rails on to the grit and tap into the grit until the top of the rail is at the correct level

Spread the rest of the grit between the rails and roughly level

      Screed level

Having prepared your base, lay out your string lines. The string should run approximately 50mm above the edge of the concrete. It is always worth double checking your strings are set straight and square, and that the pipes are in the right place, relative to the slab edge before your start installing.
